Port Orange is a progressive community in the Daytona Beach are of Florida's Atlantic coast. Port Orange homes come in a range of sizes from bungalows to multi-million dollar hangar homes as Spruce Creek Fly-In. Port Orange condos and townhomes can be found in abundance in many large and small communities.
Port Orange is situated primarily on the mainland west of the Halifax River. Across the river is Ponce Inlet and Wilbur by the Sea. Spruce Creek is a major creek running through Port Orange that empties into Rose Bay and then into the Atlantic. The Atlantic inlet for the area is across from the southern end of the city at Ponce Inlet. New Smyrna Beach is to the south and Edgewater a little further south.
Port Orange is a very attractive community. It was a sleepy little community until the 1970s. Over 91% of homes in Port Orange where built since then and over 20% of all homes and condos have been built in the last 10 years. Unlike many communities, the city has carefully managed it's growth. Drive along Dunlawton Avenue and you will see what I mean. Businesses are set back from the street giving a much nicer appearance than driving through other local communities. Now prices have dropped to the point that Port Orange Condos for sale under $100,000 are available.
With a population of about 55,000, and growing, it is a popular location for professionals and families. Port Orange property values are higher than other local communities. Part of this has to do with the newer homes and condos, but the homes tend to be larger and upscale. However, there are many lower priced properties in town.
Spruce Creek High School is well regarded and is home to the competitive International Baccalaureate program in the area. They also sport a swim team at the high school. Atlantic High School is the newest high school established in the area and has an attractive campus like setting. The city has a wonderful recreational program and my son played baseball and soccer there for a few years before we move to Ormond Beach.
I-95 runs along the western end of town and I-4 is just a few miles up the road. Many people are making the commute to the Orlando area from town. We have experienced families choosing to relocate from South Florida to Daytona Beach, Ormond Beach and Port Orange homes. My son played soccer with a boy who moved to our area because his parents felt it safer and offered more opportunities.
Recreation for Port Orange includes boating, fishing, surfing at Ponce Inlet, soccer, baseball, football with the Port Orange Pop Warner Program winning national honors, golf at private and a city owned course where residents get a nice discount, and the beach right across the bridge. Port Orange City Center offers many programs for children and adults. My brother-in-law plays horseshoes there every week.
If you are considering the Daytona Beach area for your vacation home or year round residence, you owe it to yourself to consider a Port Orange home or a Port Orange condo. We live in Ormond Beach, but it was really a toss-up between Ormond and Port Orange for us. I have many friends who make there home here and they love it.
