A short sale is where the bank is willing to accept less than the value owed on the mortgage for a home. The value of the home has fallen to the point where the market value will not support the value of the mortgage. The banks are willing to accept short sale contracts because foreclosing on the home will cost them more than accepting a short sale contract.
There are many distressed properties for sale in Port Orange Florida and in the surrounding Daytona Beach and Ormond Beach areas. There are more short sales available than foreclosed homes. The short sale requires the cooperation of the seller, or mortgage holder and approval by the bank. The process can be long, but banks and mortgage lenders have been must faster in responding lately. Still short sales will take time. If you're in a rush, this is usually not your best option. Instead you may want to consider foreclosed homes. Short sales can save you a lot of money. In many cases, you will get better value from a short sale than from a bank owned (REO) or foreclosed property. However, I urge you to set a goal of getting the best value rather than targeting just short sales and foreclosures. There are sellers who are not distressed who must sell and those homes can be great values.
