Ormond Beach Florida is located just to the north of Daytona Beach and south of Palm Coast. Known as the Birthplace of Speed from turn-of-the 20th century automobile speed records set on the beach. John D. Rockefeller made his Winter home here from 1918 until his death in 1937. This community of about 38,000 people has seen tremendous growth over the past decade and offers great living to suit many lifestyles.
It's hard to find a place to live that beats Ormond Beach. There's the beach, the river, Tomoka State Park, an active art scene, golf courses, tennis and close access to Orlando and Jacksonville. There's also very desirable schools and tremendous youth sports programs. Then there's the weather. It is some of the best in Florida - nice in the Winter and a little cooler and less humid in the summer.
Ormond Beach homes are very desirable and come with a higher price tags than Daytona Beach real estate. Ormond Beach homes sold this year had an average sales price of nearly $229,000 while the average for Daytona Beach homes was $179,000. Median prices are $191,000 for Ormond and $148,500 for Daytona. Median is the half point, or, half sold above and half sold below.
Many people prefer Ormond Beach condos to their high-rise counterparts in Daytona Beach. In the Fall of 2007, Ormond voters voted to restrict building height to seven stories or less. That means that the beach skyline will be free of high-rise buildings. There are still many condos options available with luxury buildings and many affordable buildings to the north of the city in Ormond by the Sea real estate. Many of these condos can be purchased for less than $150,000 and you can find Ormond Beach Condos for sale under $100,000 and these offer great year round or winter homes.
Ormond Beach Homes for sale offer tremendous variety in style, price and amenities. Planned communities include Ormond Lakes, Halifax Plantation, Plantation Bay, The Trails, Breakaway Trails, Chelsea Place and Hunter's Ridge. This is a partial list. There are more and several quiet relatively unknown smaller communities like Mallard's Reach. Halifax Plantation and Plantation Bay offer golf courses. Ormond is home to six golf courses and there are more than 30 within a very short drive. It's golfing paradise.
Then there are the beachside homes. Beachside estates and homes line the ocean north of State Road 40. These are some of the most beautiful and impressive homes in the area. But, there are many affordable and beautiful homes just a short walk from beach. Now is probably the best time to consider these homes as many are being sold at bargain prices.
