Florida real estate has seen tremendous price drops over the past two years and Daytona Beach real estate has not been spared. Florida communities such as Miami, Ft. Lauderdale and Naples have had it worse than us though. Prices here were generally more stable than other areas of Florida, but the tremendous price increases from speculation have forced down prices in the past two years. Last year (2008), we lost about 17% in home values for the metro area.
Is it a buyer's market? Oh, Yeah. We have lots of inventory, REO properties, foreclosures and short sales. Daytona, Ormond Beach real estate, Flagler Beach real estate, New Smyrna beach real estate and Port Orange homes are all saturated with homes for sale.
On the beach, the ocean breezes cool us down in the Summer. We chose this area because it's a lot cooler than South Florida and the gulf coast during the summer. The breeze make a big difference. On the beachside there are small one and two bedroom cottages and bungalows that are very low priced now. There are also large homes along the beach and the river. Some of the riverside properties are just breath-taking with beautiful views and boat docks.
What if you're looking for a condo for sale? Daytona Beach Florida real estate has over 1,800 condos listed in the MLS. Between Daytona Beach and Ormond Beach there are near endless choices. Everything from under under $100,000 to over $1,000,000. Many buildings are fairly new and some builders are offering fire sale prices as well. The next year will be the best time to buy in this area for a long time to come. Property prices have fallen even in the best buildings and communities such as LPGA, Indigo Pines and Pelican Bay. These communities offer tremendous amenities including golf courses for year-round golfing.
Daytona Beach is home to the Daytona 500 and the July 4th weekend race, Bike Week and Biketoberfest, classic car festivals, art shows and much more. Springbreak is not quite the event it was years ago because the city has attempted to limit its size and activities. The actual urban core of Daytona Beach is pretty small and is located on the beachside away from most activities and the beach and beachside attractions.
Daytona Beach International Airport is located right next to the speedway and offers connections to just about anywhere in the world through Atlanta. Orlando International Airport is about 70 miles away and there's convenient shuttle services to the airport. Getting to Daytona is not a problem.
Our weather is some of the best in the world. No, I'm not exaggerating. Mild winters and summers that are cooler and less humid than most places in the United States. It is more comfortable here than in New York City in the summer. The ocean breeze keeps it much cooler than you might think.
With the great weather and events comes tourist. There are many hotels and motels along A1A on the beach peninsula, and there are many high rise condo buildings directly on the ocean. There are a few larger condo communities on the river as well. It's not much of a distraction to locals though. Bike Week and Biketoberfest are the only times of the year where the traffic and noise are really a problem.
It really comes down to whether you like the area. Home prices and selection are unbelievable. Condos and homes are available in every price range and every taste.
