How Do I Safely Buy a Home in this Crazy Market?
We are experiencing a buyer's market. 2004 was a record year in Flagler and Volusia Counties for new homes built, AND, for the resale of existing homes. Homes were not being built fast enough to meet demand. The market was protecting buyers from buying mistakes. Not now.
The inventory of homes and condos for sale is very high. About one in twelve homes on the market are selling every month. On top of that, many people are not listing their homes because they don't believe they can break-even. That means tremendous selection, but a real danger of prices falling.
Home foreclosures are at record highs. Many of the homes on the market are owned by banks.
So, is now the right time to buy? I'm going to be very frank -- maybe. It depends on your situation. It depends on you. The short-term is uncertain, but the long-term demographics are good through 2020. We should see another peak around 2012 with strong growth until 2020.
There are tremendous bargains available, but a plan and patience are needed to find the home that meets your requirements.
